Photo requirements
- Format: JPG, JPEG, PNG, WEBP
- Max 5 MB per photo
- Minimum 1024 × 683 px; recommended 1920 × 1280 px (3:2, landscape)
- Minimum 5, maximum 30 photos: exterior, every room, bathrooms, pool/garden, view, access road, and land boundaries
- Bright, sharp, horizontal photos. No watermarks, logos, phone numbers, text overlays or people's faces
- Legal documents: PDF/JPG/PNG, max 10 MB each

1. Parties & scope
These terms govern the consignment (titip jual / titip pasarkan) of property between the Submitter and PT Griya Armella Sejahtera ("GAS"), a member of Armella Bali Group, for sale, leasehold or rental marketing.
2. Agency fee
The Submitter agrees to pay GAS a professional fee upon a successful transaction, calculated from the total transaction value according to the fee table below. The fee is due on the date of the deed (AJB / lease deed) or receipt of payment, whichever comes first, and excludes applicable taxes.

3. Submitter who is not the direct owner
If the Submitter is not the registered owner (e.g. an agent, broker, relative or representative), GAS shall act as the PRIMARY AGENT for the property. The commission for GAS shall be a minimum of 3% and a maximum of 7% of the total transaction value, per the 'Primary agent' table, distinguished between sale and leasehold/rent. The Submitter must hold a valid written authorisation from the owner.

4. Documents & legality
The Submitter warrants that all documents (certificate SHM/SHGB/etc., IMB/PBG/SLF, PBB, identity, and other permits) are genuine, valid, and complete, and authorises GAS to verify them at BPN, notaries and relevant agencies.
5. Free from dispute
The property is not in dispute with any party, not under seizure, not pledged as collateral (or the collateral is disclosed), and is not subject to inheritance claims or boundary conflicts. Any undisclosed issue makes the Submitter fully liable.
6. Marketing & approval
Listings go LIVE only after GAS admin approval. GAS may edit descriptions, select photos, set badges and choose marketing channels. Photos submitted may be used on the website and promotional media.
7. No circumvention
Buyers or tenants introduced by GAS remain GAS clients for 24 months. A direct deal with such a party without GAS still obliges the Submitter to pay the full fee.
8. Offers & confidentiality
Offers are relayed via the member portal. Buyer identities are kept confidential until a deal is agreed. The Submitter will respond to offers in good faith.
9. Price & availability
The Submitter will promptly inform GAS of price changes, availability or any sale through other channels. Asking prices are in Indonesian Rupiah.
10. Code of ethics & governing law
Both parties follow the code of ethics and prevailing standards of Indonesian real estate associations (REI) and the laws of the Republic of Indonesia. Disputes are settled amicably, or otherwise at the District Court of Denpasar.
